DESTIN, FL, January 3, 2006 -- The confetti has been thrown and the champagne popped! Only two more Bowl Games left. What a great holiday season!

The sentiment from most realtors is one of optimism heading into the new year. The phones in our office are ringing off the hook after a shortlived lull. The local market is definitely a buyer's market. Every time I show a house I get a call from the listing agent letting me know that their seller is "very motivated" and to "bring all offers".

Condos and single family homes have been reduced back to realistic prices after astronomic appreciation. If you have ever entertained the idea of buying property in the Emerald Coast you will probably never find a better time to make an offer.

The I10 corridor has been a particularly hot market. Lots are being snapped up from Milton to Crestview to Defuniak Springs. South of Milton in the Garcon Point area has also been of prime interest as post hurricane bargains are available. Many folks collected insurance settlements and are letting property go at less than normal market value.

The beach restoration project in Walton and Okaloosa Counties will begin at the end of January. White sand will be dredged from offshore and pumped onto the beaches to bring our levels of sand back to where they were before the hurricanes' erosion.
