DESTIN, FL, March 31, 2006 -- In our weekly sales meeting we discussed how much the local real estate market has changed in the last year. We are still in a buyer's market with motivated sellers reducing everyday. We came up with a few key phrases to sum up the changes:

"Buyers in Destin are not looking for deals, they're looking for steals!" Yes, in this market buyers can be choosy and make lowball offers. The worst that can happen is that negotiations will begin.

"The flip is now the flop!" Yes, the days of a quick purchase and flip are seemingly over. Two years ago we'd put up a sign and there would be 2 or 3 contracts waiting for you when you returned to the office. Now buyers can afford to take their time and find the best deals for them.

"The reservation is dead!" Presales for preconstruction used to be secured with a reservation deposit. Those days are also seemingly over. The majority of preconstruction subdivisions or condos are now bringing buyers right to hard contract.

I'm asked almost everyday, "Have we found bottom?"
The correct answer is "who knows?" Nobody can time the market perfectly. However, we can reduce until we find the magic price per square foot number that excites buyers and brings the offers. Everyday we get closer to finding the bottom and when we do the appreciation process will rev back up. There has not been a better time to be shopping for Destin property in the last three years.
