DESTIN, FL. August 1, 2007 --The Destin condo market is beginning to find legs and will soon be off and running strong once again. July gave us 55 condo sales with another 80 under contract and closing soon. These numbers are not skewed by a brand new property with their initial preconstruction closings. These are bona fide single unit sales that are mostly investors who have been in hover mode waiting for the market to regain "reasonable prices".

These investors are looking to purchase now, put the property on a short term vacation rental program and supplement their mortgage payments until they retire and one day move in to paradise full time.

My services are perfect for these types of buyers and here's why:

  • I know which condos offer the biggest bang for the rental buck. I also know the very best price they can be purchased for. I also know which properties are the safest long term investment due to location and association fees.

  • I will assist you in choosing the right property management company for your property. Most property management companies charge 30% of gross rent and handle bookings, maintenance, linen and maid service. All you have to do is deposit your rent checks.

  • I will photograph the unit, write descriptions and setup your personal vrbo.com (Vacation Rental By owner) website. With a vrbo.com website you will drive your own renters thus lowering property management costs from 30% to 10%. I will also build a supplemental web page that will offer additional photos and area information.

  • I will also assist in driving renters to your unit. As the Tripadvisor.com "local expert" for Destin I am frequently asked for rental property recommendations. I pass these along to you.
